Interior Wet Area Waterproofing Engineering

Water infiltration from upper-floor bathrooms, kitchen prep zones, and residential laundries is one of the most frustrating and destructive maintenance problems in Dubai apartments and villas. Even minor seepage through unsealed tile grout lines accumulates inside floor screeds, migrating along structural slab cracks until it stains downstairs decorated ceilings, destroys electrical wiring, and ruins joinery.

IZOMATE installs seamless, liquid-applied elastomeric waterproofing systems designed to form an impervious barrier underneath ceramic, porcelain, and natural stone finishes.

Critical Detailing & Transition Protection

  • Perimeter Wall Upturns: The waterproof membrane is turned up all perimeter walls at least 300mm above the finished floor, and minimum 2.0m inside shower cubicles.
  • Floor Waste Drains: Membranes are seamlessly extended into drain waste spigots and clamped tightly to prevent interstitial water bypass.
  • Flexible Corner Banding: High-elasticity waterproof fabric joint tapes are embedded in the wet first coat along all horizontal and vertical transitions to bridge structural movement.
  • Flood Test Verification: Mandatory 24-hour water ponding test performed prior to handoff to tile installation crews.

Moisture Migration Dynamics in High-Rise & Villa Wet Areas

Water infiltration from upper-floor bathrooms, en-suite washrooms, and laundry rooms represents one of the highest warranty claim categories in UAE real estate. In many residential developments, bathroom floors are constructed with recessed structural slabs filled with lightweight screed and ceramic tiles. When tile grout lines inevitably suffer microscopic cracking from foot traffic or thermal expansion, shower runoff seeps into the porous screed bed.

Without an impermeable, monolithic elastomeric waterproofing membrane beneath the screed, this trapped water migrates horizontally across the slab, finding electrical conduit penetrations, pipe sleeves, and slab micro-cracks. It ultimately emerges as ceiling water stains, bubbling paint, plaster mold, and ruined custom timber joinery in the living rooms below. IZOMATE wet area waterproofing systems form an impenetrable, continuous barrier engineered to prevent moisture migration permanently.

Step-by-Step Installation & Quality Checkpoints

  1. Substrate Leveling & Coving: The structural floor slab is cleaned of dust, drywall joint compound residues, and oil. Smooth 25x25mm polymer-modified cement fillets are cast along all wall-floor perimeters.
  2. Capillary Sealing Primer: A high-penetration water-based acrylic or epoxy primer is applied to seal concrete capillaries and prevent outgassing pinholes during membrane application.
  3. Elastomeric Joint Banding: High-elasticity waterproof fabric joint tapes are embedded in the wet base coat along all internal corners, threshold curbs, and around pipe penetration collars.
  4. Cross-Applied Membrane Layers: Two generous coats of elastomeric liquid membrane (polyurethane or polymer-modified cementitious) are applied perpendicular to each other to achieve a verified 1.5mm dry film thickness.
  5. Vertical Upturns: Membrane is carried minimum 300mm up perimeter walls, and minimum 2000mm (or ceiling height) inside shower enclosures.
  6. 24-Hour Hydrostatic Flood Test: Floor waste gullies are plugged and the area flooded with water to a depth of 50mm for 24 hours. The ceiling below is inspected before releasing the area for tile adhesive and finish floor screeds.

FAQ

Frequently Asked Questions

Answers to common questions regarding specifications, installation timeline, and preparation.

How high should bathroom wall waterproofing be applied?

Under standard specifications, wall waterproofing must extend a minimum of 300mm above the finished floor level across all general bathroom areas, and up to 2000mm (or ceiling height) inside enclosed shower enclosures and around bathtub surrounds.

Why do bathrooms in Dubai villas frequently leak into downstairs rooms?

Common causes include unreinforced wall-floor perimeters where thermal movement cracks generic waterproofing, inadequate sealing around drain waste pipes, and punctured membranes during shower glass door installation.

Can you apply tile adhesive directly onto the waterproof membrane?

Yes. Our elastomeric membranes are formulated with a micro-textured surface compatible with Class C2 cementitious tile adhesives conforming to EN 12004, ensuring strong adhesive shear bond.

How long does bathroom waterproofing need to be flood tested?

We conduct a minimum 24-hour hydrostatic flood test with water impounded up to 50mm before tiling begins. The floor waste pipe is temporarily plugged and checked from the ceiling below.

Why should waterproofing be applied both under the screed and under the tiles?

In luxury bathrooms with recessed slabs, a primary membrane under the screed protects the structural slab, while an optional secondary liquid membrane directly under the tiles prevents the sand-cement screed bed from becoming saturated, eliminating musty odors and efflorescence salt rings.

How are shower niche recesses waterproofed?

Shower niches are detailed with preformed elastic corner seals and coated continuously with the elastomeric liquid membrane, ensuring that joint seams between drywall boards or masonry cannot permit water ingress.
