Bitumen Membrane Waterproofing
Heavy-duty SBS and APP modified torch-applied bituminous membrane systems. Dual-layer polyester reinforced sheets delivering proven mechanical durability for roofs and basements.
High-Performance Torch-Applied Bitumen Membranes
Modified bitumen sheet membranes represent the world’s most proven, time-tested commercial waterproofing technology. In the UAE, where intense heat and heavy mechanical traffic on building roofs are common, multi-layer polymer-modified bituminous sheets provide robust puncture resistance and durable tensile strength that thin liquid coatings cannot match.
IZOMATE installs premium-grade SBS (elastomeric) and APP (plastomeric) torch-applied membranes manufactured to exacting international standards (ASTM, EN, and UEAtc). Our dual-layer systems deliver multi-decade defense for flat concrete roofs, foundation basements, bridge decks, and podium slabs.
Advanced Manufacturing & Reinforcement Architecture
Our membranes incorporate heavyweight, spunbond non-woven polyester carriers (minimum 180–250 g/m²) impregnated with distilled bitumen modified with high-grade synthetic elastomeric polymers. This composite structure provides:
- Exceptional elongation exceeding 45%, accommodating dynamic thermal movement and structural crack widening without fatigue failure.
- Superior resistance to hydrostatic head pressure exceeding 60 meters.
- Outstanding static and dynamic puncture resistance against sharp gravel, rebar tips, and foot traffic.
- Monolithic seam welding: open-flame torch application liquefies the bitumen compound, fusing adjacent sheets into a continuous, seamless waterproof blanket.
The Science of Polymer-Modified Bitumen in Desert Climates
Standard oxidized bitumen becomes brittle at lower temperatures and softens into a fluid state under extreme desert solar heat. To overcome these limitations, modern waterproofing membranes incorporate synthetic polymers into distilled bitumen during manufacturing:
- SBS (Styrene-Butadiene-Styrene) Modification: Infuses the bitumen matrix with synthetic rubber elasticity. SBS membranes maintain flexibility at temperatures down to -15°C, exhibit rapid elastic recovery after dynamic stretching, and possess self-healing properties that seal minor nail penetrations under compression.
- APP (Atactic Polypropylene) Modification: Infuses the bitumen with high-temperature plastomeric polymers. APP membranes deliver exceptional resistance to flow at temperatures exceeding +130°C, making them suitable for steep sloped roofs and high vertical parapet walls exposed to direct sunlight.
IZOMATE utilizes heavy-duty spunbond non-woven polyester carriers (minimum 180 to 250 g/m²) that provide immense tensile strength (900+ N/50mm) and puncture resistance, ensuring the membrane easily withstands construction foot traffic, aggregate screeds, and thermal movement without rupture.
Installation Execution & Critical Seam Welding Protocol
The integrity of a sheet membrane system is defined entirely by the quality of its seam laps. Our certified torching crews adhere to strict execution standards:
- Staggered Lap Layout: Membrane rolls are aligned with minimum 100mm side laps and 150mm end laps. Adjacent roll end laps are staggered by at least 500mm to avoid four-way seam intersections.
- Controlled Torch Heating: Propane gas torches are moved uniformly across the roll width, melting the sacrificial burn-off polyethylene film and liquefying the bitumen compound just enough to create a consistent 5mm to 10mm compound bead bleed-out along the lap edge.
- Seam Consolidation: Seams are firmly pressed with silicone edge rollers while hot, expelling air pockets and consolidating the thermal weld into a monolithic molecular bond.
- Reglet Termination: Parapet upturns extend minimum 300mm above finished roof level, anchored into pre-formed masonry reglet grooves with counter-flashing clamping bars and sealed with weather-resistant polyurethane mastic.

Frequently Asked Questions
Answers to common questions regarding specifications, installation timeline, and preparation.
What is the difference between SBS and APP modified bitumen membranes?
SBS (Styrene-Butadiene-Styrene) is modified with synthetic rubber, providing exceptional elasticity, self-healing capability, and flexibility even in colder conditions. APP (Atactic Polypropylene) is modified with plastic polymers, offering higher resistance to high softening temperatures under direct hot sun.
Why does IZOMATE mandate dual-layer membrane application?
A single 4mm layer can be vulnerable to accidental puncture during subsequent screeding or MEP works. Dual-layer installation (2 x 4mm = 8mm total) with staggered seams ensures that even if the top sheet is scratched, the continuous base sheet maintains complete water integrity.
How are membrane laps tested for quality during installation?
All torch-welded seam laps are inspected using a rounded-tip seam probe. Squeezed bitumen bleed-out (5–10mm) along every lap confirms complete thermal fusion without voids.
Can bitumen membranes be left exposed to direct sunlight in Dubai?
Smooth bitumen membranes degrade under direct UV radiation and must be protected by mineral slate flakes, reflective solar coatings, or placed beneath XPS insulation boards in an inverted roof system.
How can you verify that a torch-applied membrane lap is 100% sealed?
Our site supervisors inspect every linear meter of torched seam using a rounded-tip metal seam probe. Any void or cold lap where the probe can penetrate is immediately re-heated, pressed with a seam roller, and resealed.
Can torch-applied bitumen membranes be installed directly over existing old membranes?
If the existing bitumen membrane is firmly adhered and free of trapped moisture, blistered areas can be cut out, primed with penetrating bituminous primer, and overlaid with a new SBS cap sheet, providing a cost-effective re-roofing solution.
