The Engineering Challenge
The client experienced recurrent hairline seepage across the upper penthouse roof slab during winter rains. Saline coastal air had initiated micro-corrosion on untreated parapet upturns, and preexisting acrylic mastic coatings had deteriorated under high solar UV radiation.
Engineered Specification & Execution
IZOMATE mobilized an inspection team to perform thermal moisture mapping. The scope of work encompassed:
- Substrate Preparation: Mechanical grinding of deteriorated coating down to structural concrete, chamfering angles with 50x50mm polymer coves.
- Priming: Solvent-based penetration bitumen primer applied uniformly at 0.30 kg/m².
- Waterproofing Barrier: Dual-layer SBS-modified 4mm polyester-reinforced torch-applied bituminous membrane with staggered 100mm side laps and 150mm end laps.
- Parapet Flashing: Termination in reglet joint sealed with non-sag polyurethane mastic and counter-flashing.
Quality Verification & Handover
The completed installation was subjected to a continuous 48-hour hydrostatic flood test with water depths up to 100mm. Zero moisture drop was logged. The project was handed over with a 15-year insurance-backed written warranty certificate.
