Despite substantial investments in commercial and residential roofing, water leaks remain one of the most frequent post-handover warranty claims across Dubai and the Northern Emirates. In over 85% of forensic investigations, premature system failure is not caused by membrane defects, but by improper substrate preparation and execution errors.

1. Neglecting Parapet Coves and Reglet Terminations

Waterproofing membranes must never be bent at a sharp 90-degree internal angle where the floor slab meets the parapet wall. Without a proper 50x50mm polymer-modified mortar fillet (cove), cyclic thermal movement creates shearing stress that tears the membrane at the seam.

2. Inadequate Slope and Ponding Water

A minimum slope of 1:100 (1%) towards rainwater drain outlets is essential. Ponding water accelerates chemical hydrolysis of organic binders and promotes localized biological growth that degrades protective topcoats.

3. Incompatible Primers on Damp Concrete

Standard solvent primers applied over concrete containing residual moisture will blister. The trapped vapor expands in daytime solar heat, creating delamination pockets underneath the membrane.

4. Skipping the 48-Hour Flood Test

A pressure test or hydrostatic flood test with 50–100mm of water for a minimum of 48 hours is non-negotiable before applying insulation or protective screeds. Detecting a micro-pinhole prior to overburden saves tens of thousands of dirhams in remedial costs.

5. Unprotected HVAC Penetrations

Mechanical duct plinths and electrical conduit clusters are frequent leakage hotspots. Custom preformed flashing boots and polyurethane injection seals must be detailed around every penetration point.
